What do you pay for storage ?

£275 a year on gravel with twin electric security gates, (ex Cassoa gold) .
But I'd be looking for Mates rates Kenny. :winky:

same (y)
We pay £700 to store at CAMC site Gatwick. CCTV but restricted access which can be a pain eg winter hours 9 - 6 and now with Covid the winter hours have remained all summer. There is somewhere to clean the van, empty grey and black waste plus a loo to use.

The M25 is a bit of a hike to run the site from Scotland for the OP. ;)

True.

But if you are going to run a business storing motorhomes you need to go to where it's needed.

The edge of a big city is going to have far more potential Motorhome & Caravan storage customers than a rural area without a major city within an hours drive.
If you can add boats and equestrian vehicles/trailers storage as well, then more customers.

On the assumption that that the hardstanding and security costs would be similar around the M25 or northern Scotland the only variables are the purchase/rental cost of the land and the annual cost of storage for a typical motorhome.

Therefore:
Do you get (potentially) cheap(er) land in Scotland, and get £300-400 per van PA
or
Get (probably) more expensive land in SE England, and get £600-800 per van PA

As the sort of land one is looking for are brownfield sites, ex quarries, airfields, yards etc, I suspect that there is not as much difference as one might think between the cost of industrial land in Scotland or SE England.

300 quid a year
Sat next to the newest stobarts wagons in Stoke.
24 hr security and access
Always people by the gates taking photo of the latest names

We pay £400 a year. Its a CASSOA Gold Site near Burnley with two security gates, one into the site then another into a separate yard (Each yard holds 30 to 35 mh,s or caravans and there are 3 yards ) For 10 months of the year there is a chap and his unfeasibly large dog (Looks like a pony !) that live in a static only 4 pitches away from my MH. We regularly find human remains scattered about our yard and have told the owner to put the dog away when owners come to pick their Mh,s up or else he will run out of customers ! :giggle:

I pay £50 per month, no notice required. This is a hard standing site, mostly caravans, with water, loos and hosepipe for van washing, and storage is behind 3 locked gates. Price will go up in New Year, but better than the previous site which was £70 per month, cancelled its Cassoa membership without telling anyone and allowed rubbish from a nearby skip to cause £6k damage to my van and refused any responsibility. This present one is nearer to home and on a handy bus route. Owner is helpful and friendly.. Intending to apply for Cassoa.

Daft question time: Do you leave a key to the van with the storage facility so that they can shuffle vans about, or are these storage areas so large everyone can get in and out?

£400 Cassoa Gold site Sth Wales [20 mins walk from home] - CCTV, Electronic gate, Motion sensor on fence, space a little tight but enough, also last theft 5 years ago

I dont use storage but I am intrigued because on all the posts about buying motorhomes people always said 'consider storage costs' and by reading this it seems storage is relatively cheap
I've never had to use storage so have no idea but reading posts I assumed it would be thousands
Nice to know its reasonably cheap 👍

£600 pa paid quarterly, electronic gate with code to access, poor hard standing, 24/7 access. Surrey

No!

Most external sites are large enough for everyone to park up themselves. They are just like any other car park, just with bigger parking slots and protected by far higher security

Some internal storage sites my require keys to shuffle vans around, but I'd imagine from a security and insurance point of view, that would open up a multitude of cans of worms

In my case, storage beyond the M25 actually saves me money.

I don't know what the insurance cost would be to park an expensive vehicle outside my home in London, but it would definitely have a comma in the price!

To add to my post, my £400 site is protected by a card operated barrier and then a heavy gate hydraulically opened by proximity card set in a 10ft wall. I think it was probably originally a victorian walled garden. There is one mains outlet for emergency use, a very long cable needed to where I am, and a couple of water taps, one right next to my van :giggle: . Access is 24/7 which is very useful on occasion. East Sussex but unfortunately 18 miles from my house. As it is outdoor storage no problem with batteries as they are kept topped up by solar.

Just as an FYI
A site with CASSOA membership means the insurance company will cover the contents of the van.
Same site without CASSOA membership means that the insurance company won't cover contents.
(Confirmed by Comfort and Aviva)

There may also be a substantial difference in the insurance cost of storage on a site with and without CASSOA membership

To be honest, for the site owner, there is little advantage of being a member of CASSOA, other than you may get a few more enquiries and you may be able to change a slight premium for your site vs the one next door.

However for van owners these is a considerable advantage of being on a CASSOA site in terms of more insurance cover for less cost.

In the case above, you could have had an interesting day in court, and get them charged with misrepresentation as well as damage.

Kenny
Been having a quick look around as our storage is up for renewal at the end of the year and come up with these pricing options (not checked availability, etc as yet).
  • Scottish Caravan Storage, Tranent - £550 \ annum - hardstanding (CaSSOA Gold)
  • C&MC Strathclyde - £460 \ annum - hardstanding (CaSSOA Gold)
  • Glasgow Caravan Storage - £550-600 \ annum - hardstanding
  • Lugtonridge Storage - £>400+ \ annum - hardstanding (CaSSOA Gold)
  • Gem Caravan Storage, Crossford - £240 \ annum - grass
Hope it helps.
Scotch mist
Kenny, C&MC just announced an increase to £480 / annum for Strathclyde.

No, would never store where that was needed - my place has an allocated space which is always mine !!

Tiny - could you give details of the storage in Surrey you mention. I like the idea of 24/7 access.

Is it still as bad as it was in the 80's, 90's?
Worse now as the little scrotes can be carrying anything. We still venture to the knave though to have a few beers with the natives.

I'm still looking for affordable storage around M4 Junction 12 please.
Ours has recently increased to £100/month with no on site facilities.
Barrie.

We spent quite a long time trying to find storage in our area but for obvious reasons not many farms and the like advertise their services.
In the end we scanned the countryside nearby using google maps and eventually found three one of which was just the job. Hope this helps👍
