For some reason it’s not on the particulars but shows on their website at £325k
My luck would be to have enough money to buy it and then some muppet would make it a listed building and cost me a fortune. Haha

If you’re on Facebook join the group “Dumfries and Galloway residential properties for rent sale and wanted” . You’ll find a few estate agents post on here to say coming soon as they can list a property until the home report is completed, this way they have interest before it’s on the market.
 
In dream world with a lottery tickle, we would like one of those Scot Haus 2 bed bungalow , with some nice surrounding countryside and a nice garden. Hey ho will just buy another ticket.

This was our shed in Busot we sold about 3 years ago.
2 car garage, 5 bed house and lots lots more.
Used very little in the last few years of ownership.
Got robbed twice in i year.
First time they go away with a almost brand new BMW R9T and lot's of other stuff.
2nd time they even took the stainless kitchen sink amonst other stuff.

Well , how things have changed in the 1 year since this thread started , houses values here have shot up especially in the country , ass much as 40% more , I’m building a new house & even after the £100k increase in build cost I’m still doing ok , just for gus-lopez it’s now amended to inc attic

Nice but I would swap over your bathroom and utility. The utility would flow better off the kitchen than a bathroom.

Often people come into the hall and the first thing they say is can I use your loo...

The utility is usually the back door too if you want to get out from the kitchen (say with food) yo the back garden you have 2 90° turns...

I agree.

I think your walk in wardrobe is too small in both beds, they re difficult to use when they're narrow, and then you ve got the 'do I have doors'? In Bed 1 I would move the ensuite across the back corner and put a row of built ins where you currently have the ensuite , this will make your bedroom more spacious.

Assuming you have views to the rear I would consider shrinking the the downstairs bathroom to a wc. We don't use a bath much so have gone 3 bedrooms all with ensuites and just put piping in for a bath under the floor in the master bedroom so it could be added later. If you need/want a bath then maybe rejig one of the ensuites to have bath with shower over?

I think Bed 3 needs at least a WC. I would also be careful of rooms with windows at opposing ends because they re a lot less private.
