This one for instance is £38k .. so not a lot of money. But does need full renovation. The floor is rotten and has wet rot and furniture beetle. The double glazing is about the only thing it doesn't need. That leaking rear drain pipe has caused a lot of the floor issues in the bedroom
It has potential but there were 4 other viewers there at the same time and I'd want to pay close to the asking price not much more . Then spend maybe 20k renovating it.
I don't want to spend the amount I'd need to spend to get something with somewhere to park a motorhome. I'd be looking at 100k upwards which would limit me how much travelling I could still do. I can put motorhome in a storage place if I needed to .i wouldn’t buy anything that didn’t have parking for the van at least. It needs to do double duty really - an investment and a base, I think? You will feel more settled with a base, particularly if it’s not rented out.
Depends. If I could buy that flat around 40k then I'd buy that when mums house sold and I'd just do the work on it next year when I came back. It's not too bad , the triple glazing isn't too old , 4 or 5 years I think. The combi boiler and radiators are about 8 years old. The gas fire I would remove completely. It's stone walls with no cavity wall insulation but it's mid terraced and ground floor so it has another flat either side and above so apart from the floor I'd imagine it was pretty good on heat etc.

It can certainly be stressful at times especially when it's really hard to get trades people to come and fix small issues that if you owned the place you might sort yourself or have a friend help with. Like anything in life most people are fine but get a bad one and they ruin it for everyone. Overall my experience as a landlord has been pretty good but it's still a job at the end of the day not free money and so with that comes some stress and hard work.Sorry you are going through all this. It's over 4 years on for me and I'm still hurting. Look after yourself.
On the matter of renting, it's a difficult one. When it all works out, it's a nice wee stream of money (barring any major expenditure on the property). If you having an amazing tenant, it's fine. I rented out my old house that I couldn't sell back in 2010. It's the only house I ever rented out. It's not been fun, Tam. First tenant I had started out fine then started being short with money. To be fair she paid me back when she left. The second tenants were a fecking nightmare. The law is on their side. They can lie all day long and stop paying and it takes a long time to get them out. You have to do everything by the book or it works out in their favour. They left owing me £8000 and damaged a lot of the property. To be honest, if they knew how to play the game better they could have stayed rent free for longer. I'm in the process of doing it up a bit to sell but, being difficult to mortgage, I might not even manage to sell and will be forced to rent again. If I can help it, I won't be doing it again. Things are always changing to make it more and more difficult for the landlord. New regulations etc. It's all about the tenants. It's just not worth it for me. Good luck with whatever you do.
Well, my experience has been atrocious. Happy to hear that hasn't been the case for you. Of course it's correct that tenants are protected. I've been there myself and everyone deserves fairness and security but the system is very easy to take advantage of. I never once raised rental price on that property and accommodated any requests from the tenant and was repaid with non payment of rent for the best part of 2 years, every door in the house kicked in, wallpaper torn from the walls, plasterboard damage, garden was a write off, damage to 2 windows, never opened the door to allow gas safe check to be done and loads more. It just wasn't worth it. I wasn't looking for free money, only for the tenant to pay the very under market price rent every month. If being a Landlord was my job and I had multiple properties, it may be a different experience but I'll be gutted if I have to rent this house out again. I've now put in a new bathroom, new kitchen, new doors, repaired everything.....all the while knowing that it may all be destroyed again if I have to rent it out again. Yes there are more hoops to jump through now as a landlord and more protections for tenants now but in my opinion that's quite right and proper and has been needed because of slum landlords and greedy landlords who take the piss. It's not easy being a tenant these days and can cost a fortune and leave you with no security which is terrible especially for families with young children. Renting in my city has become really awful and I feel very grateful to be in the position to own my home and have an income from providing a home for someone else and I strive to be one of the good landlords and am lucky to have great tenants in return.
Yeah I think it will sell fairly quick , had 5 viewers already and I've 4 lined up so far for the next day or 2 but they add more each day everyone so far has loved the size of it. Just depends if they offer or not . Had a few asking what price we would acceptOne good thing- the house doesn’t look as if it will be on the market for long. Bit of a bu$$er about the other stuff though.
