Tam n pups winter trip 2022

Well a rotten sleep , think I finally nodded off after 4am , up now as gotta walk dogs and sort a few things in the house before the herse arrives with mum at 9.30 , I wanted her to leave from the house she spent 79 years in.

I'm just hoping the rain stays off today.

Best wishes for today Tam. Funerals are hard but are a celebration of your Mum's life. Personally, I found it comforting to be able to say goodbye at the funeral and then to be able to start the next chapter of life with good memories.

It is very normal to struggle with sleep around this time and I hope it soon stops.
However, I do have those nights when i cant sleep or wake up too soon. I have found that the mildly hypnotic tracks on this CD work most times for getting me off / back to sleep.

I hope you found a little comfort from the funeral Tam. It’s hard to cope with but needs to be gone through. In my experience it helped clear my head and gave me a clearer way forward.

Funeral was hard but I knew it would be. I'm hoping that's the last church service I ever have to attend, It just confirmed my non belief and I found the burial cold wet and very depressing, I'm definitely wanting cremated and scattered somewhere beautiful. We had about 30 people back after the funeral for a good few hours but it was sad to see so few folk as most of our older relatives have now gone, mum's one surviving brother really struggled and he was going round the house having a last look and remembering things from mum and him growing up in the house. Sent all my neices off with lots of mum's things too which she would have liked. The house goes on the market today so I'm hoping to have viewings over the weekend .

I have a small flat to view today that's just been relisted and reduced as it's unmortgageable but a possible investment for me to renovate and rent out so will see how that goes .

Hoping the weather improves for a few days too as I've still a few cosmetic finishes to do on my van but I need dry days to do it.

Still bloody shitting myself about the future and I miss mum like mad but I still have her voice in my head telling me to just get on with stuff and stop procrastinating lol so I'm doing as I'm telt and just pushing on.

Brother wouldn't come back to the house yesterday he went home and got drunk ... but you can't reason with him so he will need to sort himself out.

Love it, you know your mums always right, so crack on, it might even give you a wry smile from time to time.
With that in your mind and the dogs to get you up and out you won't go far wrong.

There is a desperate need for good rented accommodation so you cannot go far wrong doing this, but….. it is a tie. Anything goes wrong tenants will want it fixed NOW and would you want to have to travel back and forth. Do you know a reliable person locally to deal with it for you?

Yes to be honest the rental thing I'm not sure about. I'm looking at flats cheap enough that I could buy outright now and decide later if I was going to rent it or just keep it as my own little base.

This one for instance is £38k .. so not a lot of money. But does need full renovation. The floor is rotten and has wet rot and furniture beetle. The double glazing is about the only thing it doesn't need. But it's actually quite spacious and across from a park

That leaking rear drain pipe has caused a lot of the floor issues in the bedroom


It has potential but there were 4 other viewers there at the same time and I'd want to pay close to the asking price not much more . Then spend maybe 20k renovating it.
 
If you do go down the Agency route you need to be very selective on the Agency you use as some are better than others and not many are really any good and actually deals with everything.
(Wish we could sell our property rather than letting the current agency deal with it `(or not) as the case may be,)

We ran/run Berlingos as works vans. Issues with 3 of them, timing belts all well within manufacturer guidelines. All expensive to sort out.
 
I agree with Iain26 above, most letting agents are pretty useless at sorting out problems at a distance. If you are intent on going down the letting route, I'd be more inclined to find a trusted local tradesman and leave the letting agents to only manage the letting/contracts side.

Where are you going to keep the 'van?
 
Sounds like a good project and will give you a base for now at least. Could you store anything there from your mum's before you do the renovations?
If you didn't have to rent it out I would think it's better to keep it so you've got your own place when you want to come back.
However good the agency and the renters are it's still a hassle.
