Timber garage plans in, my poem will swing it this time.

It needs base first which won't be while April/May time as up here and winter are not a good mix
 
I was "in consultation" with East Riding Planning for better than 8 years. We had bought a 1920`s wooden "Bungalow" that had been built on strip footings. Post war it had been Covered in Chicken wire and rendered.
Due to the condition of the foundations we applied for what is known as a "one for one" swap. The first plans where rejected Because they did not like my idea of a "Ranch" style Chimney!. We re-jigged and then they would not allow a Frosted window facing the road!. This went on and on and on. We proposed they rejected we finally reduced the floor plan and designed with an "attic" upper floor, which moved the build back on the site. And got permission that was about 6 years in. The next step was building reg;s. Facing brick?, Ah yes that must be same as original. "What Chicken wire and render?" Oh, Sorry, well submit a selection of bricks.? "eeny meeny miny mo". Roofing, Ah yes slate? You gotta be kidding?, seen the price of welsh slate?. Oh Ok grey concrete tiles then?. This too went On, and on, and on!. In one respect we where lucky, I was still contracted and working and living in Somerset during the most of this period. Eventually we got it done, while living onsite in our R-V for 2 years.

Planners?. If they had brains they`d be Dangerous!.

Hopefully they are starting the groundwork next Friday, digging out, putting the concrete base in and the 450mm high walls in readiness for the timber structure(Which I have ordered yet, one job at a time)

it’s not straightforward as the proposed area is alongside the driveway and about half the driveway will be well above the height of the garage wall. The walls, although not high will require reinforcing in that area, I have discussed various options with the builder. Brick piers etc.
 
If the wall is for a garage and below ground you could shutter and pour a concrete wall with rebar reinforcing, cast straight off the floor. Then tank the inside to stop damp penetrating through the soil

I understand the steel rebar but but what do you mean about the shuttering aspect?

the builder makes a plywood form, basically a long box, that is then filled with concrete. When it sets, remove the plywood and the concrete when set is many times stronger than a block or brick wall. This removes the need for building piers, which would project into the garage space

Problem is the external wall which you can see must be reclaimed brick to match the house

He was talking about using concrete blocks for the inner wall and the reclaimed bricks outer with concrete infill, I don’t mind the piers being in the garage as it’s only the very top section on the left.
The garage will be 8.7 metres long and 3.6 wide and the Motorhome is 6.5 metres long.

The underground part that retains the drive can be dense concrete with reclaimed brick facing above the ground. I too would suggest concrete block inner to save money and time given the planning requirement

Planning permission was granted after such a long process, it’s the next Dale down, Teesdale.

Are you sure it was Building Control dictating what materials you can use? I’m a Building Control surveyor and we can’t dictate finishes unless it is a structural issue.
 
The builders dug out the foundations last week.
I have never seen so many trailers of muck carried away as you can see to get level.
We are having both drives tidied up at the same time so those were dug out too

I would hate to think just how many tonnes of soil has been removed to get to that stage - looks to be a big job Paul.

When are you hoping to have it all finished?

I like the garage door BTW; Keswick Green by any chance.

It’s Linseed oil paint from Oricalcum Andrew I’ve forgot the colour now. They should be finished the foundations walls and floor in a week or so I am currently obtaining quotes for the timber garage part.

He has just said the builder I would be better stepping the wall up as the timber garage would be below the side and back wall level otherwise but that would be more complicated to do the timber but on top.

Anybody with recommendations for bespoke timber garages?

That door looks smart as a carrot - I like it lots.

I'm not sure about timber buildings but S&A* do a fantastic range of agricultural and storage sheds at very good prices.

Thanks, 8.7 metre long, 3.6 metre wide, total height 4.1 metre, height to eaves 3.45 metre, doors 2.9 metre wide and 3.26 metre height

Sat on a brick base of 450 mm, that’s what the planning permission is for.

No image but rough plan, as long as those measurements are adhered to then anything will do, I just need to be careful of the colour, even if no windows but just the openings then I can get windows later.

Try BTL Timber at Toronto near Bishop Auckland. I've had many sheds from them and always a quality job with good service.
Everything built on site and delivered/erected.
