Has anyone been told damp checks are only being carried out on the floor at the habitation service nowhere else .?

I queried my last two damp checks on habitation service, one on a motorhome and one on a Basecamp. Both reports showed no figures recorded. Was informed that “readings are no longer recorded if they are between 0-15% as no cause for concern”. Probably a let out if you come back later with a higher reading showing damp somewhere.
5 years ago I ordered a new Unicorn caravan. Was given the keys to inspect in compound. Why did I take damp meter with me for a new van? It was damp. Told Salesman, gave a the keys for another, that registered damp. Gave me keys for a third van, the last one. That was damp. The Manager appeared with his supa dupa damp meter (ours was just for logs). His readings were worse than ours! Those three vans would almost certainly have been sold to an unsuspecting customer who did not have a damp meter with them.
Scary.

I wonder if a good damp detector is needed for us to check.

Just before buying our MH, I bought one of these. Very efficient and does the job a treat.
Asked the seller if it was okay to check for damp spots and they were fine about it.
It will of course, pick up some damp due to humidity in the air, but very impressed with it.

I bet the cost of the habitation check has not gone down

I'v bought a gas detection device for gas leaks and a damp detector device.
Whats the point in paying hundreds of pounds for someone to tell you what
you can find out for yourself!!!!

After time, you know your van.....

Not really. I had a major damp repair done under warranty. Also had a fridge replaced. Various other more minor nigglesl this was within the first 2 years of a brand new van.

Chainwheel2 does Benimar have any specific requirements for their damp warranty? How long is their damp warranty for?

My experience is with my Burstner purchased from new in 2021. Habitation warranty is very separate from the damp warranty. Habitation warranty is only 2 years. Damp is 10 years but requires a detailed damp report and 30 - 40 readings taken from all over the van. The only area not checked is the floor due to the construction of it. The report must be done by a Burstner dealer annually (at customers cost) and recorded on the Burstner database.

I recently viewed a Burstner Lyseo at Marquis and was shown a pile of paperwork from the original owner, which included 2 x damp check certificates from Southdowns, but the most recent one expired in August 2024.

Knowing how specific Burstner are about the annual damp check, I queried it with Marquis and they advised that any damp issues would be resolved, either with them, or Burstner, but not to worry!

Marquis's 3 year warranty has a maximum payout of £1,000 in the first 2 years for water ingress or delamination, reducing to £500 in year 3.

Knowing this, I pushed the point with the sales guy and asked if the Burstner annual check had been completed to maintain the integrity of the damp warranty and he told me yes. I asked whether the certificate and report were available and he rather unconvincingly said, 'it has all been completed internally and not to worry'.

Needless to say, I walked away!

Non invasive damp meter. If something suspicious arises they may take a more invasive reading using some thin prongs.
