Buying a House that has Subsidence !

Lots of good advice and some not so good. It could just be that the original foundations were not deep enough given the house is nearly 100 years old. Subsidence is not an issue if identified and rectified to an acceptable standard. A good structural engineer will provide a report and a solution which should be approved and signed off by your local authority Building Control. In some cases non-invasive repairs can be carried out including screw piling etc. Once completed and signed off the property should be as mortgageable as any other property.

Our last house had subsidence professionally fixed 5 years before we purchased. We had no problem with insurance and certainly no problem when it came to sell 10 years later.
Our new home purchased last year had subsidence on the 1970’s extension in the mid ‘90’s. Again professionally fixed. The main part of the house built in the 16th and 17th centuries remained unaffected. Again no issue with insurance related to movement - they were more concerned about my contents insurance.
If it really is the right house for you either get the vendor to fix and properly signed off or get a full structural survey get a quotation to remedy, add a healthy percentage for contingency and adjust your offer to the vendor to suit.
If that’s too much faff then it’s not the right place so move on to the next one.
Good luck whichever but it looks like it could be a mighty fine place with a bit of TLC.

It looks straight enough to me, could you show where it's sinking, perhaps you could make it good by concrete pumping or underpinning with a raft.

In worst case scenario .
if It’s in a nice area and a good plot size , knock it down and start again live in motorhome whilst rebuilding.
there is a lot of advantages to building your own home.
You get a home built to your spec , claim back vat on materials etc . Maybe Build smaller house foot print to your needs ?
Take a chance you only life once.
 
If it’s from mining subsidence, and is suffering effects of - Don’t. The coal authority are hard work.

if it’s just on the register as been in an effected area, - maybe. Often large areas are classed as suffering from mining subsidence, when in fact they don’t.

I know as lived with a house and the battles with the coal authority for 10 years, end result House demolished, thanks god.

do your homework, if it’s within a mile of a worked seam it could be effected.

When Daw Mill closed in early 2000s, they had an “insurance” fire, so all wooden props would then collapse, hence the land above also drops… we were three mile from the pit, and about 600yds from the edge of the workings. Still lost of damage, which they continually denied….
 
We have now been informed that when we viewed the Property, two offers had been put in with one of the prospective buyers dropping out. The Vendor had already accepted an offer from a previous viewer and the sale is going through. Subject to Survey results and re-negotiating of price. Which is going to be way below our offer I am advised.

What a waste of our time off work, travel costs etc.

The Vendor had already accepted an offer from a previous viewer and the sale is going through. Subject to Survey results and re-negotiating of price. Which is going to be way below our offer I am advised.

We had the same on the last bungalow we had in Suffolk, us and another cash buyer offered asking price, they went with the others, a month or so later the agent phoned and said good news they have pulled out are you still interested. 🙄

We had the viewing in November the lady had died in there, it had been empty freezing cold, and it was a quick look, walking round thinking knock that down block this move this and it's not falling down so not bothered about a survey, so Janie said yes still interested and we won't be going back for another viewing, and our offer was £20.000 less. 👍😁 Bob.

Maybe consider it was meant to be and possibly a lucky escape.

Not to worry there'll be another along soon and the forecast is prices will be falling for a year or more especially once sellers realise the days of easy money are over for a while.......

We had offered the Asking Price. The 2nd person from the Agency then advised us someone else had and they were awaiting the results of a survey. I was told if the other party pulled out, we would be the next people they would call.

We had a second viewing on Saturday and there were other people waiting to view.

And all the additional fees I remember my father buying a house on a handshake, my first house was bought in a similar fashion . Money seems to out do ethics too often .

A friend on Islay bought a House from our friends late husband, on Islay. They went to view it, they loved it, but had not sold their house on the mainland.

An agreement was made, hands shaken and the house was marked as SOLD by the Vendor until the buyers could sell and move over. A big favour that will always be remembered.
