The builders have dug so much out as the drive is sloping as you can see.
Size planners have agreed to is 8.7 metres long, 3.6 metres wide, door height 3.3 metres, door width 2.9 metres, total height 4.1 metres.
Now as you can see they have really dug into the sides and especially rear, the builder reckons the plastic damp proof will stop any damp coming through the walls, which are 11 inch thick(Concrete block laid sideways on for solidness)
There is plenty of room at the back wall to get access and wonder if that tanking solution or tanking membrane would also help, before he backfills it
They have got some of the blocks down and think the wall would be better stepped now part way down I think that’s a good idea as part of the timber garage would be below ground otherwise.

He says he is putting a field drain in as well around the back and side.
What about a drain down the centre of the floor obviously need to know before the concrete floor gets done.
Any other ideas anyone?
They look like Leylandii and looking at the position of the founds and proposed field drain they won’t be around for much longer!! Me thinksCan’t help with the drains, but I was thinking the trees on the right, will they interfere with the garage once it’s up..? Trimming them would be a problem too...

I just asked for a Motorhome socket and that’s what they fitted so your right probably not required.looks great i dream of owning a garage like that out of interest what do you need the 16 amp socket for?
There are no drains at all apart from the exterior ones.See that you have drains for the grey and black material. Do not forget that the toilet residue must be connected to the drains. This will facilitate your cleaning facilities.

The digging out and base was £5000 which was a great price from the builder especially with the price of concrete these days, for the foundations and floor.
Plenty of room to open habitation door and locker doors, 9 metres by 3.6 metres.
Exterior done with Linseed oil paint, x4 double glazed windows.

I asked for 3.25 clearance to get in, van is 3.10 metres, I have 3.3metres though useable height to get through the door.What is the useable height ?
Don't mess about with cheap floor sealing solutions Paul, get a 2 part paint and apply 2 coats. After properly preparing the surface both in curing time of the base concrete as well as dressing off the surface to create a firm base for the paint to adhere to, removing any contaminates that have now been inadvertently applied. Get some old spiked running shoes to walk about during the painting process, the paint where the spike tips land naturally fills over as you walk, to complete the job easily and not miss any bits. That will set off a really smart interior.I tried a bit of the floor with a sealing idea, linseed oil and turpentine as it’s dirt cheap. It’s a mess as you can see so I will get some proper concrete sealer for the rest.
I think that it’s an air b&b in the making, haha
