Yes of course you are right the habitation check has a whole raft of checks not simply as many think a gas tight test .The other thing you have to remember is that some manufacturers have a much more intensive checking regime than others and the hab check includes lubricating and adjusting stuff too, not just checking it. I'm not condoning the practice of this 'monopoly' but there's not a lot we can do about it except be mindful when buying, hence why we ensured we had the first one included as part of our purchase.

Always had Damp test done on the 3 Concordes we have had, and has to be done by a dealership in the u.k. or Europe to get the 10 year guarantee. As for the habitation we get that done yearly purely for peace of mind, so you know that the gas installation and electrical system are safe. We also have lorry serviced by the Mercedes dealer. Having a extensive full service history has always paid dividends when we PX them.Yes of course you are right the habitation check has a whole raft of checks not simply as many think a gas tight test .
There is a let by test on gas installation

There is a dynamic test on gas installation
There is tightness test on gas installation .
There is dynamic pressure on appliances
There is burner pressure on appliances .
Check any interlock devices on hob lid shut off.
Check any window interlock devices .
Check appliances for evidence of spillage
Check open flue for clearance.
Check flame failure devices whether thermoelectric , oxygen depletion or flame rectification .
Also flue gas analyser to check flue integrity and flue gas ratio within parameters
Also check smoke alarms and co alarms
Close living space run appliances check with flue gas analyser for co levels ppm.
Check any hoses condition
Electrical check all sockets polarity
Check earth loop impedance
Check Rcd for disconnection times x1 and x5
These checks are by no means exhaustive and flue gas analyser are £100s of pounds and multifunction electrical testers are also £100s of pounds and both need to be sent away annually for recalibration and certification and flue gas analyser need o2 sensors replaced periodically
So I agree there is more to it and more detail than meets the eye .
