Seitz s4 windows leaking

Hi, please can someone help! We have seitz s4 windows on a 2005 Mh and 2 of them are leaking, we can feel the wet below the window. We are thinking of taking them out and resealing but after looking at so many posts about it we are concerned about what type of sealant to use. Some posts are saying silkaflex but others are saying do not use it.. and then there’s other posts suggesting to use puraflex 40 right around the frame and don’t bother taking it out. Please can someone help with why the puraflex around the frame suggestion wouldn’t work? I was thinking to try sealing right around the frame first and if it didn’t work then we should think about taking the window out, would anyone else agree?
 
You can get a non setting mastic in tube or strip form that's designed for windows etc. I bought some from a caravan repairer in Cumbria a while back to refit my Thetford lockers, they recommended it over the "setting" type pu adhesives.

Would you suggest taking frame completely out or just try and seal around the frame to see if it works first?

As the said above, non setting is the way to go,

The only way you can guarantee the repair is to remove the window completely and dig out the old sealant. It's a bit of work, but it will be right !

No take the frame out, clean old stuff with white spirit then bed the frame back with newm

No reason at all not to use Puraflex 40 - it’s very good 👍Simply mask around your windows - about 2 mm onto van -fine nozzle and smooth off with a wet finger👍never had a problem using Puraflex for year’s - if you go down the take window out route then in theory you should replace the gasket and not use any sealer but I always used Puraflex and never had any leak. In fact the only time I’ve had a leak is after using the mastic tape when I fitted a friends roof light that he wanted me to use the tape on because he had bought it thinking it was better. 6 months and one winter later I used Puraflex like I should have done in the first place

A little trick you can try is this:-
Assuming a non setting compound is already in there.
Take out the finishing plugs on the inside of the window to reveal the fixings.
Go around ALL of the fixings just tightening them up.
Then test.

This worked for me on my 2008 Chauasson.

I did exactly this with white CT1 around one of my windows, you have to use the proper CT1 Multisolve cleaner to get a lovely smooth finish but it's very simple to do and it's not leaked again in 5 years.

Be aware that depending of the type of wall construction you have, it may not be the window frames that are the source of the damp. Any body seam, or fitting, like the wind out awning brackets, that are higher than the windows could be the source of the damp and doesn't even need to be directly above the window either. Sealing around the window which takes about 20 minutes to do neatly is the easy way to confirm if that is the source.

Just how many windows have you taken out and put back in Lenny?
I have removed and put/ resealed hundreds in over the years and lots only used the gasket for sealing. A few used the crap mastic on a roll.
Begs the question why so many vans leak? Manufacturers only use the tape because it’s clean to use not because it doesn’t leak - I’ve never had any windows or roof lights leak after using Puraflex 40 and I don’t trust just the gasket. I use Puraflex as well 😉

So do you recommend taking the window out and glueing back with puraflex ? And then using puraflex around the frame once it’s back on the van ?or just using it around the frame without taking windows out? We are new to all of this and been watching YouTube videos but you sound like someone that knows exactly what you’re doing.. thanks

If you do what I do ie as you put a new window in i bed it on Puraflex 40 then clean off the surplus around the window so no need to seal around after it’s fitted 👍 I still have no problem with the masking and sealing method either 👍I usually use a plastic scraper to get most of surplus off then Upvc solvent cleaner with paper towel or wet wipes.
I found out years ago that Sikaflex (which everyone recommends ) does not stick to some plastics but never had a problem with Puraflex -got the T shirt above 20 years ago 😉and avoided Sikaflex ever since.

I should also say if they have used mastic tape it squashes out and makes your windows look untidy so people simply cut it off with a old credit card - eventually I believe this leaves a slight gap that in winter freezes and makes a bigger gap hence ends up leaking. That’s my theory anyway😁😉

Your welcome👍 I would recommend anything electric ask Lenny HB what he doesn’t know about leccy is probably not worth knowing- not sure how many windows he’s taken out on his new vans though 😉😁

Not taken an out but there is always sealant oozing out around the seals.
