Sorry, me again, does it include groundsheet (built in?) and curtains?

I assume it will fit a 2.84m high van?

2 questions if I may:
1) Is it definitely watertight/waterproof - as my grandson will be sleeping in it!
2) Any issues using it on a pitch as it sticks out sideways quite a lot - as opposed to some designs that go alongside the side of the van.
